Bat Survey Could Delay Alan Carr's Scottish Castle Renovation Plans

Comedian Alan Carr's ambitious plans to transform parts of his newly acquired Scottish castle into a community hub are facing a potential delay due to the possible presence of bats. Carr purchased Ayton Castle for £3.25 million earlier this year and intends to convert former potting sheds and ancillary buildings into a community café and estate shop.

However, Scottish Borders Council has ordered a full ecological assessment before the planning application can proceed, citing concerns about roosting bats. Malcolm Ginns, an ecology officer for the council, noted the potential for bats in the potting shed and recommended a daytime bat assessment, potentially followed by activity surveys between May and September.

Carr's representatives have stated that a comprehensive ecological survey is already underway, conducted by Tweed Ecology. They expect to submit a full report upon its completion. Their statement highlighted an awareness of the building's historical significance and the proposal's aim to provide a sustainable, long-term purpose for the estate buildings, preventing further decay.

The proposed development aims to convert derelict traditional buildings into a welcoming space, preserving the historic fabric. The plans detail the transformation of four single-storey B-listed buildings, currently in a state of disrepair, into a café and shop. Architects Lorn Macneal Architects Ltd, acting on behalf of Carr, emphasized that the project is part of a broader effort to enhance the estate's visitor experience and manage its properties effectively.

The café is envisioned as a stop for walkers and cyclists, drawing in local residents and potentially narrow-gauge railway enthusiasts when a nearby railway line becomes operational. Carr has also committed to maintaining open access to the estate grounds for dog walkers and ramblers.

In addition to the ecological concerns, Carr's representatives acknowledged that some previous renovation work on the castle by former owners may have been carried out without full consent. They expressed a commitment to working with the council to address any retrospective planning requirements and ensure significant features are properly reinstated.

Ayton Castle, located near the English-Scottish border, is a substantial property featuring 17 bedrooms, nine bathrooms, a five-storey Great Tower, and 106 acres of listed gardens. The castle has a rich history, dating back to a medieval fortified tower. The current structure was built between 1845 and 1851, with subsequent additions by noted architects.

Carr's purchase of the castle also generated controversy when he initially mentioned becoming a baron and acquiring a tartan. He later clarified that he had declined the opportunity to purchase a noble title that was offered with the property. A Disney+ documentary is reportedly being filmed about his renovation of the estate.
