Atherton, California Reclaims Title as Nation's Most Expensive Zip Code, Exceeding $10M Median
The affluent Silicon Valley enclave has once again topped the annual ranking of priciest U.S. zip codes, marking the first time any area has surpassed the $10 million median home sale price threshold.
Atherton, California, has reclaimed its position as the most expensive zip code in the United States, with its 94027 zip code achieving a historic milestone by surpassing a $10 million median home sale price. PropertyShark's latest annual ranking shows Atherton's median sale price at $10.75 million for the first nine months of 2026.
This achievement marks the first time any U.S. zip code has broken the $10 million median barrier. Atherton, located in San Mateo County, has now held the top spot in nine of the last eleven years. The town is a preferred enclave for tech founders, venture capitalists, and the burgeoning AI elite, owing to its proximity to major tech hubs like Palo Alto, home to Meta headquarters, and Stanford University.
Previously, Fisher Island in Miami Beach held the top position, but it has now fallen to third place with a median of approximately $7.21 million. Sagaponack in New York's Hamptons secured the second spot.
Atherton's appeal lies in its exclusively residential nature, characterized by strict one-acre minimum lot sizes and a complete absence of commercial zoning. This creates a rural ambiance with no commercial restaurants or retail streets, contributing to its desirability and exclusivity.
The current real estate surge is significantly driven by wealth generated from the artificial intelligence sector. Stock windfalls from companies such as OpenAI, Anthropic, and SpaceX have created a new wave of millionaires and billionaires seeking high-value properties near Silicon Valley's core and in San Francisco.
Notable residents who have called Atherton home include billionaire tech investor Marc Andreessen, WhatsApp co-founder Jan Koum, and former Golden State Warriors player Stephen Curry. Several property sales exceeding $30 million have already been recorded in 2026.
While California continues to dominate the list of the 100 most expensive zip codes in the U.S., its overall share has slightly decreased since the COVID-19 pandemic. This shift is attributed to the dispersal of wealth to other popular destinations like New York, Florida, and various mountain retreats. However, California's ultra-luxury market has established a new national benchmark with Atherton's record-breaking median home price.
