Athens Emerges as a Potential Expat Hub, Challenging Dubai's Allure

Athens is increasingly being eyed as a premier destination for expatriates, particularly Britons, with a large-scale urban redevelopment project at the former Athens International Airport aiming to transform the city into a modern hub. The Ellinikon, an ambitious initiative, is set to feature extensive residential areas, shopping centers, offices, hotels, and a prominent Riviera Tower, aiming to offer a lifestyle comparable to that of Dubai.

The project, situated on the historic grounds of the old airport, is designed to include 9,000 homes, dynamic shopping districts, business centers, and entertainment venues. Initial phases of development are projected for completion between 2027 and 2028. A key component of the Ellinikon is Riviera Galleria, a high-end shopping and dining destination, alongside The Ellinikon Mall, which will house 340 stores and span 100,000 square meters with a focus on sustainable design.

This transformation comes as other traditional expat destinations like Dubai have faced challenges, including regional geopolitical tensions and rising costs. Athens offers a compelling alternative, bolstered by significant tax incentives and a competitive cost of living.

Greece provides various financial benefits for expatriates. New residents, including digital nomads and regular employees, can receive a 50% income tax discount. Retirees can benefit from a flat 7% tax rate on all foreign income. These incentives make relocation attractive, even with Greece's general tax rates being relatively high.

While the cost of living in Greece has seen some increases as the country recovered from its economic crisis, it remains competitive compared to many Western European countries. Rent, for example, is estimated to be nearly 60% cheaper than in the UK. Greece also offers diverse residence permit options, including a golden visa program tied to real estate investments, and is noted for its high English proficiency among Southern European nations.

Beyond economic factors, Athens is recognized for its cultural richness, a high number of sunny days annually, and its walkability. The city boasts historical sites such as the Acropolis and Temple of Olympian Zeus, accessible on foot. Its culinary scene is also a draw, with a significant percentage of restaurants offering healthy options and a robust cafe culture.

The city has also seen the emergence of trendy neighborhoods like Neos Kosmos, which has transitioned from a working-class area to a vibrant hub of independent businesses, new restaurants, and artistic spaces. The city's overall appeal is further enhanced by its ranking as a top-five happiest holiday destination, offering a blend of modern amenities and rich history.
