San Francisco's luxury housing market is experiencing a surge in all-cash offers as a growing number of wealthy buyers bypass mortgages. Between April and June, 30% of home sales across the San Francisco Bay Area were purchased entirely with cash, a notable increase from fewer than 20% of sales in 2021, according to Redfin data. This trend places the region slightly above the national average for all-cash home purchases.

In sought-after neighborhoods like Noe Valley, real estate agents report that homes priced between $5 million and $6 million are being rapidly acquired by cash buyers. Compass Realty agents James Rowbotham and Zara Rowbotham described instances of couples purchasing large, seven-bedroom homes outright with cash.

This uptick in all-cash transactions coincides with an influx of wealth generated by the city's burgeoning artificial intelligence industry. A limited housing supply has further contributed to escalating prices. However, not all cash buyers are directly benefiting from AI fortunes. Dan Risman Jones of Ascend Real Estate noted that established family wealth also plays a role, with some parents purchasing properties outright for their children, potentially securing loans later.

Rowbotham also indicated that San Francisco is once again becoming a prime destination for affluent individuals. Some who relocated to states like Texas and Florida during the pandemic are returning as the city reasserts its position as a central hub for AI development. "The city is booming. It’s on fire. And I don’t see it going down anytime soon because of the location, the weather, the people," Rowbotham stated.

For buyers who rely on financing, competing against all-cash offers presents a challenge. However, experienced local agents suggest that strategic offers and flexibility can still enable financed buyers to remain competitive in the market.
