Airbnb Cracks Down on Host Rules, Sparks Backlash Among Property Owners

Airbnb is implementing significant changes to its community policies, set to take effect for reservations booked on or after November 20, 2026, which will prohibit hosts from requiring guests to complete tasks such as washing and putting away dishes. The updated policy states that guests generally cannot be asked to perform tasks requiring significant effort or time, typically handled by a cleaner, including stripping beds, starting laundry, or taking out the trash.

Hosts will be limited to seven standard rules covering guest numbers, quiet hours, events, pets, smoking, commercial photography, and checkout procedures. Additional requests must align with the new policy's guidelines. Airbnb plans to flag non-compliant requests, requiring hosts to remove them or appeal the decision.

These changes have ignited fury among some Australian Airbnb hosts, who feel the new rules are unfairly disadvantageous. One Queensland host suggested providing no dishes and opting for disposable alternatives if guests expect to use kitchen facilities without adhering to traditional cleanup expectations. Another host, who claims to earn over $130,000 annually from their Airbnb listing, stated they would consider delisting if faced with guests leaving dirty dishes. This host noted that while they have never charged a cleaning fee or demanded guests sweep, finding dirty dishes would be unacceptable and lead to the guest not being welcomed back.

Some hosts expressed concern that the new policy could lead to guests leaving properties in a state of "utter chaos with food waste attracting vermin," with limited recourse for hosts. Similar discontent has been voiced by some hosts in the United States. One US-based host shared a screenshot suggesting the rules might also prevent hosts from asking guests to pick up dog waste, though this was not explicitly detailed in Airbnb's published guidance. Another US host declared their intention to shut down their calendar and delist from Airbnb on November 19, citing a perceived shift away from a host-friendly company. A third host speculated that Airbnb's intention might be to drive up cleaning fees, thereby increasing the platform's commission.

Conversely, some users welcomed the policy update, criticizing what they deemed "ridiculous" checkout rules. They argued that paying substantial accommodation and cleaning fees should exempt them from performing household chores while on vacation. Concerns were also raised about the appropriateness of hosts asking guests to handle tasks like running a load of laundry.
