Airbnb CEO Brian Chesky has detailed new initiatives from the company aimed at addressing the affordable housing crisis, stating a desire for Airbnb to be part of the solution rather than contributing to rising costs in cities.

Housing Initiatives

Chesky announced the creation of a $250 million fund intended to provide the final financial backing for housing development projects. The fund is designed to help stalled projects that require only the last portion of their funding to reach completion. Approximately 750,000 homes in the United States are currently in development projects that face delays due to this funding gap.

Another initiative, dubbed the City Index, will involve making data on city policies, cost of living, and permitting processes open source. The goal is to highlight cities that have demonstrated success in lowering housing costs through effective policies.

Additionally, Airbnb is launching a Housing Prize, which will offer a $1 million award annually for five years. This prize aims to recognize and support companies and nonprofits developing technological solutions that can streamline and improve the housing development process.

Founder-Led Leadership

Chesky, one of Airbnb's original founders, reflected on how his role as a founder shapes his leadership. He suggested that founders tend to be more detail-oriented, decisive, and willing to take significant risks, partly due to the inherent authority they possess. He noted that as a founder, he has the authority to make drastic changes, such as altering the company name, a decision he believes a professional manager might not feel empowered to make.

He also shared his past missteps in hiring, recalling advice from Sam Altman that hiring should constitute 50% of a CEO's job. Chesky admitted that his own initial approach to hiring was flawed.

Evolving Views on Work and Business

Regarding remote work, Chesky expressed a nuanced view, suggesting that an easily explained office policy might be too simplistic and fail to accommodate diverse needs. "If your office policy's is easy to explain, it might be wrong because it might be one size fits all," he stated.

Chesky also questioned the necessity of regular one-on-one meetings between leaders and their direct reports, describing the practice as potentially inferior. He observed that many highly successful CEOs do not engage in recurring one-on-one meetings.

In a shift from earlier company ideology, Airbnb now lists hotels on its platform. Chesky admitted his initial resistance, citing an early company tagline, "forget hotels." However, customer demand and market observation, particularly the significant segment of travelers willing to book both Airbnb and hotels, led to the decision to offer hotel listings, a change that occurred around 2018-2019.

AI Frontier Lab

Chesky is establishing a separate AI frontier lab, distinct from Airbnb's core operations. He explained this decision by noting that he did not initially position Airbnb to shareholders as a company that would invest billions in frontier AI research and development. Maintaining separation allows for a different cultural environment for the AI lab and enables him to learn more about AI without fundamentally altering Airbnb's established business model and shareholder expectations. The intention is for him to gain insights from the AI lab that can benefit Airbnb.
