Homeownership, often perceived as an elusive goal in expensive coastal cities, is becoming more attainable in select U.S. college towns. A recent study by Realtor.com has identified several "hidden gem" towns where the median home price falls below $120,000, presenting a unique opportunity for individuals looking to establish roots, particularly students and recent graduates.
Detroit, Michigan, topped the list as the most affordable college town, with housing costs significantly lower than national averages. The city's housing market is showing signs of a rebound after experiencing challenges in recent years. Detroit is home to several educational institutions, including the University of Detroit Mercy, a private Catholic university situated in the heart of the city.
Jackson, Mississippi, secured the second spot on the list. The city boasts four higher education institutions, with Jackson State University being its sole NCAA Division I school. This urban center offers a rich cultural environment alongside its academic and athletic presence.
Pine Bluff, Arkansas, ranked third, is home to the University of Arkansas at Pine Bluff (UAPB). This historically Black university plays a central role in the community's identity. UAPB's Golden Lions compete in NCAA Division I football.
Macomb, Illinois, was listed in fourth place. This town is home to Western Illinois University (WIU) and features a historic downtown square surrounded by shops and cafes. The community also offers cultural events, live music, and art shows connected to the university's presence.
Peoria, Illinois, also emerged as an affordable option. The city is home to Bradley University, offering a vibrant atmosphere with numerous dining, entertainment, and nightlife options, as well as access to major NCAA Division I sporting events. Angie Cooksy, Bradley University's vice president of enrollment, noted that the area's housing affordability is a significant benefit for students aiming to settle down after graduation.
