UK Homebuyer Mortgages Plummet 15% in May Amidst Economic Uncertainty

The United Kingdom's property market is showing signs of a significant slowdown, with mortgage approvals for house purchases falling by 14.9% in May, according to the latest data from the Bank of England. This sharp monthly decline saw approvals drop to 56,205, marking the weakest reading in five months and falling 8% below the five-year average.

On an annual basis, mortgage approvals were down 10.8% compared to the previous year. This trend is expected to worry housebuilders, many of whom have already reduced new projects and land acquisitions. Analysts noted that while the year-to-date figures remain broadly supportive, the recent momentum has stalled.

The downturn in mortgage approvals is attributed to a combination of factors, including a spike in mortgage rates driven by inflation expectations. These expectations have been influenced by geopolitical events, specifically the conflict with Iran, and ongoing political turbulence within the UK.

Estate agents and brokers on the ground are observing a decrease not only in the number of transactions but also in the time genuine buyers take to finalize mortgage offers. Concerns about the direction of mortgage rates and the rising cost of living are delaying decision-making for potential homebuyers. The prolonged conflict in the Middle East and subsequent global economic impacts have reversed earlier hopes for interest rate cuts by the Bank of England, leading to higher borrowing costs for those remortgaging or purchasing homes.
