Skechers Lists Manhattan Beach Headquarters for Nearly $100 Million
The footwear company is selling its recently renovated, 28,600-square-foot corporate building near the Pacific Ocean.
Skechers is putting its longtime headquarters in Manhattan Beach, California, on the market, seeking close to $100 million for the oceanfront property. The footwear giant has listed its three-story, 28,600-square-foot building at 228 Manhattan Beach Boulevard for sale via a competitive bidding process managed by commercial real estate firm CBRE.
The building, originally constructed in 1982, underwent a significant renovation in 2018, transforming it into a purpose-built corporate home for Skechers. The property includes a private, three-level underground parking garage with 69 spaces and offers potential for ground-floor retail. The headquarters will be delivered vacant to its new owner.
Skechers has not provided a reason for the sale, and it remains unclear whether the company plans to relocate its employees or what will happen to the apparel store currently operating at the site.
The property is situated in a prime location in downtown Manhattan Beach, close to the beach, pier, restaurants, and shops. Real estate estimates place the property's value around $92.8 million, with a projected range between $83.5 million and $102 million. CBRE noted that vacant office buildings of this size and quality in the area are rare.
The listing comes as the South Bay office market experiences elevated vacancy rates. According to a Colliers report, regional office vacancy reached 23.6% in the first quarter of 2026, though average asking rents saw a 3.5% year-on-year increase. The future use of the Skechers headquarters, whether it remains an office building or is repurposed, is currently unknown.
