OceanSound Leases More Space at 450 Park Ave.

OceanSound, a subtenant at SL Green's 450 Park Avenue, has expanded its leased space from under 22,000 square feet to more than 32,000 square feet under a new, direct lease.

The 33-story tower has recently undergone upgrades, according to Steven Durels, SLG leasing director. Other notable tenants in the building include Banco Bradesco, Blue Crest Capital Management, and Steadfast Financial. Aston Martin also maintains a ground-floor showroom at the address.

Asking rents in the building have been reported at $170 per square foot.

In a separate transaction, the casual restaurant chain Westville has signed a lease for its 12th city location at 540 Third Avenue, located at East 36th Street. The new space totals 4,148 square feet. The lease was negotiated for the landlord, a joint venture of Gilar Realty and Ranco Capital, by Meridian Capital Group's James Famularo and Jordan Langer. The tenant was represented by CBRE's Robert Bonicoro and Betsy Da Silva.

The new Westville restaurant will be part of the retail space in The Dian, a 22-story luxury rental apartment building. Ismael Leyva Architects designed the building, which is located at 162 East 36th Street.

Famularo noted that this lease exemplifies recent positive activity in the Third Avenue retail market, particularly within the food and beverage sector.
