Luxury Studio City Home Built by Celebrity Developers Sells for Record $13.2 Million

A modern home in Studio City's Fryman Canyon, built by developers known for celebrity clientele, has sold for $13.2 million, setting a neighborhood record for price per square foot. The property, known as Villa Duir, was built this year by Rob Diaz and Mark Alexander.

The "Scandifornian" style, a blend of Scandinavian minimalism and California aesthetics, characterizes the home's design. The five-bedroom, two-story residence at 3274 Oakdell Road was initially listed in March for $13.9 million. It is situated on nearly 0.62 acres with a rare, flat lot and was sold fully furnished.

Villa Duir, named after the ancient Celtic word for oak, is surrounded by century-old oak trees. The construction was designed to integrate with the natural landscape, with the home built around the existing trees rather than clearing them. The exterior features limestone and wood, while the interiors are designed to maximize natural light.

Diaz and Alexander have previously worked on properties for notable figures, including Oscar-winning actress Charlize Theron, who purchased a renovated 1941 Studio City bungalow from them in 2022 for $2.64 million. Supermodel Amber Valletta also acquired a partially finished eco-friendly home from the developers. Another of their projects, Casa Mallorca, was featured on "Selling Sunset" before selling for $4.1 million.

The developers also built the Fryman Estate, a large modern farmhouse on property formerly owned by the late "Jeopardy!" host Alex Trebek. This property, which initially listed for $42 million last year, saw a price reduction to $32.5 million in April. Diaz and Alexander reportedly purchased the Trebek property for $6.45 million in 2022.

Villa Duir is designed for entertaining, featuring two kitchens, two living rooms, and floor-to-ceiling glass doors that open to a pool terrace. The home includes five bedrooms, each with ensuite baths, and a glass bridge leading to a private guest suite. Jen Winston of Compass and Andrew Dinsky of Equity Union represented the sellers, while Craig Strong and Lisa Klein, both of Compass, represented the buyer, a local Los Angeles resident.
