HSBC Slashes Mortgage Rates, Offering Deals Below 5%

HSBC has lowered its mortgage rates by up to 0.19 percentage points, bringing some of its offerings below the 5% threshold. This comes after a period where most major lenders had been increasing their rates.

These sub-5% rates are currently accessible primarily to borrowers with substantial deposits or equity of 40% or more. The average fixed mortgage rate remains close to 6%, presenting challenges for those purchasing properties or needing to remortgage.

For individuals remortgaging with at least 40% equity, HSBC's most competitive two-year fixed rate is now 4.99%, accompanied by a £999 fee. A £200,000 mortgage on this rate, repaid over 25 years, would result in monthly payments of approximately £1,168.

Those purchasing a home with a minimum 20% deposit can secure a two-year fixed rate from HSBC at 5.19%, inclusive of a £999 fee and £250 in cashback, positioning it as one of the more attractive deals currently available.

Mortgage Rate Outlook

Earlier in the year, many borrowers could secure two-year fixed rates below 4%, with some as low as 3.5%. Hopes for further rate reductions were initially supported by a downward inflation trend, which typically influences the Bank of England to consider lowering its base rate, thereby reducing borrowing costs for lenders.

However, escalating geopolitical tensions, particularly in the Middle East, have led to concerns about rising energy costs and a potential resurgence of inflation. While the Bank of England maintained its base rate at 3.75% in September, market expectations are now leaning towards a potential increase rather than a decrease.

The precise reasons for HSBC's rate reduction are not explicitly stated, as lenders must balance their operational costs and profit margins with the need to attract customers. Mortgage brokers suggest that this move by HSBC might prompt competing lenders to follow suit.

Despite this development, mortgage experts generally anticipate that significant drops in mortgage rates are unlikely in the immediate future. Justin Moy, managing director at EHF Mortgages, noted that the market has seemed to plateau recently, and HSBC's action could encourage other lenders to adjust their offerings. Aaron Strutt of Trinity Financial acknowledged that while base rate rises and ongoing global conflicts make substantial fixed-rate decreases improbable, the mortgage market remains unpredictable.

Current Top Mortgage Deals

For buyers with a 40% deposit, Yorkshire Building Society offers a two-year fix at 4.83% with a £1,495 fee, or a five-year fix at 4.95%. Santander provides a 4.92% two-year fix and a 4.93% five-year deal, both with £1,499 fees and £250 cashback.

For remortgaging customers with a 40% deposit, Yorkshire Building Society has a two-year deal at 4.96% and a five-year fix at 5.05%.

For those considering variable rates, Barclays offers a two-year tracker rate at 3.99%. Tracker mortgages are directly linked to the Bank of England's base rate, meaning payments would increase if the base rate rises. Lloyds Bank and Halifax offer 4.06% two-year trackers, and Nationwide has a 4.09% deal, all subject to base rate fluctuations.

Halifax also provides competitive deals for higher earners and Lloyds Premier account customers, with three-year fixes starting at 4.87% and five-year fixes from 4.82%.
