Home Sellers Slash Prices at Record Pace as Market Cools

Home sellers are cutting asking prices at the highest rate in 15 years, with around 3,000 properties seeing reductions daily, according to data shared with the BBC.

The current market conditions are creating significant difficulties for sellers, particularly those involved with leasehold properties in England. One seller in south Wales described the market as "dead," noting a surplus of homes for sale with few buyers and a general sentiment that conditions are unlikely to improve.

Industry experts highlight the differing perspectives of sellers and buyers. Tarah Lourens, chief operating officer at Rightmove, explained that sellers often consider "emotional" factors, valuing the time and money invested in their homes. In contrast, buyers make decisions based on the full range of options available within their budget.

Real estate agents emphasize the critical importance of setting the correct initial price for a property. Craig Webster of Tiger Sales and Lettings in Blackpool stated that the period when a property is first listed offers the best opportunity to attract active buyers. Failing to price accurately from the outset can lead to price corrections that ultimately result in the seller accepting less than an initially revised asking price.

Katie Griffin, a surveyor with Sawdye and Harris in Devon, noted that properties lingering on the market for extended periods can raise buyer concerns about why a sale has not yet occurred. However, Andrew Boast, CEO of SAM Conveyancing, suggests that sellers may still achieve a net gain if they negotiated favorably when purchasing the property and have seen its value appreciate during their ownership.
