The property, which served as a filming location for multiple Harry Potter movies, offers 13,258 square feet of living space and sits on 34 acres of grounds.

The village of Lacock and its abbey have featured in several scenes of the early Harry Potter films, most notably as Hogwarts School of Witchcraft and Wizardry. Bowden Hill House, dating from around 1850-1860, provides an opportunity for buyers to acquire a piece of this cinematic legacy. The property boasts panoramic views of the West Wiltshire countryside from its elevated position.

Extensive Renovation Required

The manor requires a comprehensive renovation throughout, which will add significant costs to the purchase price. The main house is constructed from squared ironstone with ashlar dressings. It features a galleried reception hall, six living rooms, multiple offices, 19 bedrooms, and seven bathrooms, along with a separate flat. A previous squash court is no longer present.

David Mackenzie, a partner at Carter Jonas, described the property as a unique opportunity, noting its potential to be transformed into a stately home that honors its history. However, the sale occurs amidst a challenging market for prime country properties. Savills reported in November 2025 that property values in this sector had fallen by an average of 8.1% over the preceding year. Factors contributing to this trend include higher stamp duty rates, council tax reforms, a proposed mansion tax, and concerns over capital gains tax. Large country homes face significant costs for maintenance, repairs, and insurance, often exceeding their market value for rebuilding purposes. Skyrocketing building costs and labor expenses further exacerbate these challenges.

A High Value Council Tax Surcharge, announced in November 2025, will impose an additional annual charge of £2,500 to £7,500 on homes valued at £2 million or more, starting in 2028. Furthermore, recent increases in mortgage rates due to inflation are raising borrowing costs for prospective buyers. For a home mover purchasing Bowden Hill House, the stamp duty would amount to £93,750, as it falls under council tax band H.
