A property in East Hampton, New York, is offering a rare opportunity for prospective buyers due to its unique zoning advantage, allowing for the construction of a larger home than currently permitted under local regulations. The nearly one-acre lot at 20 Fieldview Lane is listed for $3.495 million and includes fully approved architectural plans for a 7,675-square-foot estate.

This legal head start is a significant feature because East Hampton has since tightened its zoning code. The approved plans, developed by Bluefin Building Company, allow for approximately 30 percent more living space than new constructions would be permitted on a lot of this size under the current rules. The planned residence features seven bedrooms, six full bathrooms, two half baths, three fireplaces, a finished lower level, a detached two-car garage, a pool, a poolside cabana, an outdoor shower, and a cabana bath.

The property borders a 20-acre agricultural reserve, providing permanent open views and privacy. According to listing agent Romaine Gordon of Saunders and Associates, the setting offers a desirable "South of the Highway feel, without the South of the Highway price." The existing house on the site could also be renovated for immediate use or as temporary accommodation while the larger project is underway.

Co-listing agent Sarah Minardi highlighted that the design was created to leverage the lot's proportions and location, noting that the inability to recreate a build of this scale today enhances the opportunity. Gordon added that the combination of features has generated significant interest, describing it as a unique opportunity that is unlikely to remain available for long.
