Greek Island Auctioned for Less Than London Flat Amid Development Restrictions

Makri, a private and largely undeveloped 243-acre island in Greece's Echinades archipelago, is currently being auctioned for €247,000, a price significantly lower than many urban properties in the UK. Located approximately 4 kilometers off the Greek mainland and 30 kilometers east of Kefalonia, the island features rugged hills, dense woodlands, and over 7 kilometers of coastline. Originally listed in 2022 with an asking price of €8 million, the island's value has plummeted due to significant development restrictions.

Development Hurdles and Environmental Protection

Greece's stringent environmental regulations classify large portions of Makri as a protected area under the European Natura 2000 network, effectively designating it a 'ghost asset' where large-scale construction is prohibited without a Presidential Decree. This ecological protection serves as a substantial barrier to developing the island into the envisioned five-star luxury resort with villas that was initially proposed.

Financial and Logistical Challenges

Beyond development restrictions, the island is completely off the grid, requiring any new owner to fund and manage their own water, electricity, and waste disposal systems. Furthermore, the acquisition comes with substantial financial burdens, including an estimated €20 million in accumulated debt, mortgages, disputed leases, and creditor actions, some of which are claims from the Greek state. The island is currently under the receivership of those handling its debt.

Historical and Potential Uses

Making its debut at an auction with a starting price of €1.5 million, the island failed to sell. The current online advertisement notes that Makri has become emblematic of the difficulties in owning and developing private islands in Greece, despite their international marketing as luxury assets. For buyers undeterred by these challenges and seeking a natural retreat, the island's use could be limited to light farming, grazing, or low-impact eco-tourism. The island also features the remains of three historic structures: a small chapel, a house, and a cistern. The official auction is scheduled for November 13, 2026.

The Echinades archipelago, to which Makri belongs, has a history of private ownership; Sheikh Tamim bin Hamad Al Thani, the Emir of Qatar, owns six islands in the chain. Makri was last sold in 1991 to businessman Stefanos Liovaros. The challenging Greek market for private islands, particularly for foreign buyers who require numerous permits, has been noted by brokers specializing in such sales. Nearby, a 650-acre Bahamian island formerly owned by Shakira was listed for $30 million, highlighting the disparity in market dynamics and ownership challenges.
