According to research by luxury bathroom retailer Drench, omitting key features like a bathtub can lower a property's value by up to £11,000 and extend the selling time by as much as two months. However, creating a desirable bathroom does not always require extensive renovations.

Property staging expert Liv Conlon emphasizes that subtle styling details often make the most significant difference in a bathroom's perceived value. "You don't need a luxury renovation budget to make a bathroom look expensive," Conlon stated. She noted that high-end bathrooms often rely on clever styling, consistency, and good lighting rather than costly structural changes, helping to prevent the bathroom from becoming a detractor to the home's overall appeal.

Enhancing Bathroom Appeal

Conlon suggests that a cohesive color scheme is almost always present in luxury bathrooms. She advises opting for calming, neutral shades such as soft whites, warm beige, taupe, stone, or muted grays to create a timeless and inviting atmosphere. These earthy palettes tend to appeal to a wider audience and convey a sense of cleanliness and relaxation, often outperforming colder, more clinical tones.

Drawing inspiration from hotels can also elevate a bathroom's ambiance. Simple touches, like minimizing clutter and intentionally layering textures with towels and bathmats, can make the space feel warmer and more inviting. Conlon recommends decluttering regularly, removing personal items and branded products, and replacing them with matching dispensers and higher-quality soaps for a more cohesive and professional look.

Lighting plays a crucial role in transforming a bathroom's feel. Soft, warm lighting creates a more flattering atmosphere, distinguishing an average bathroom from one that appears expensive. Integrating a wall-mounted sconce or a mirror with built-in lighting can be a space-saving option to enhance the lighting.

Spa-inspired designs are increasingly popular, with buyers prioritizing wellness and escapism at home. Elements such as natural materials, textured stone finishes, brushed brass hardware, and organic shapes contribute to a luxurious, spa-like feel. Incorporating fresh greenery and carefully styled accessories made from wood or stone can further enhance this design-led aesthetic.
