Croatian Island for Sale for Less Than London Home, But With Development Restrictions

A private island in Croatia's Šibenik Archipelago is available for purchase at a price point lower than the average cost of a terraced house in London. Mali Kosmać, measuring approximately 1.2 acres, is listed for €700,000 (around £603,377). This price is notably less than the average sale price of £775,447 for terraced properties in the UK capital over the past year, according to property portal Rightmove.

Mali Kosmać is situated about 250 meters from the mainland and roughly 22 kilometers west of Split Airport, offering a degree of seclusion while remaining accessible. The island is undeveloped, covered in dense Mediterranean shrubland, and features rocky shores. While it provides privacy and coastal views, local planning regulations strictly prohibit any construction. This means buyers cannot build homes, hotels, or any other properties on the land, limiting its use to farming and agricultural activities.

Despite the developmental restrictions, the island presents an opportunity to own a private parcel in a popular European coastal region. Its proximity to Split, Croatia's second-largest city, ensures convenient access to international transport, restaurants, and essential services.

For comparison, Bikini Caye in Belize is also on the market for $600,000 (approximately £445,491). This 0.39-acre island lies along the Belize Barrier Reef and is described as having stable ground suitable for development, such as an eco-villa or fishing lodge. It is located nine to 12 miles off the coast of Dangriga town and is accessible via a 45-minute boat ride. The surrounding marine reserve offers opportunities for fishing and snorkeling.
