Beach Hut With No Utilities Listed for $200,000

A beach hut in Abersoch, Gwynedd, lacking electricity and running water, has been listed for sale at £200,000. The structure, known as Beach Hut 7, is one of 17 located on the right side of the beach on the Llŷn Peninsula.

Despite the absence of basic utilities, the price is only £15,000 less than the average house price in Wales. Estate agent Rhys Elvin anticipates significant interest in the property, noting that ownership technically includes a portion of the beach itself. The hut was rebuilt in 2023 and recently advertised. Owners are responsible for an annual council tax of approximately £800, and some huts require seasonal clearing from sand.

High prices for similar properties in Abersoch are not uncommon. Last month, a newly constructed beach hut in the same area was listed for the same £200,000 price, with another selling for £150,000. Elvin stated that demand for these properties is consistently high, describing them as a "rare thing to be able to own" and "freehold property."
