Australian Housing Market Sees Third Consecutive Week Below 50% Auction Clearance Rate
New data indicates a persistent mismatch between buyer and seller expectations, exacerbated by recent tax changes and interest rate hikes.
National auction clearance rates in Australia have fallen below 50% for a third consecutive week, according to new data from Cotality. The latest figures, covering June 29 to July 5, show a 49.8% success rate for properties listed at auction, a slight increase from 49.2% the week prior.
Tim Lawless, Cotality's Asia-Pacific executive research director, described the sustained low clearance rates as rare, indicating a significant gap between what buyers are willing to pay and what sellers expect. This trend suggests the market is experiencing a period of negative movement.
The decline is attributed to several factors, including interest rate hikes, affordability challenges, and crucially, tax changes introduced in the Federal Budget on May 12. These changes, which altered the profitability of negative gearing and capital gains tax for property investors, have led to a lull in investment activity.
June recorded the largest monthly fall in national housing values since 2022, a development that followed the federal budget's tax adjustments. Treasurer Jim Chalmers has defended these changes as an effort to shift the focus of the property market from wealth accumulation to housing as shelter, thereby aiming to unlock properties for first-home buyers.
This combination of factors has resulted in a softer market. Lawless noted an increase in advertised listings, providing buyers with more choice and reducing urgency. This dynamic empowers buyers with greater negotiation ability.
Regional performance varied, with Melbourne reporting the highest clearance rate at 54.5%, followed by Sydney at 51.6%. Canberra recorded a 50% clearance rate, while Adelaide's was 45.7%. Brisbane experienced a significant drop, with its clearance rate falling from 39.3% the previous week to 23.8%. This figure is a stark contrast to the same period last year, when Brisbane's clearance rate was 69.6%, and the average for Australian capital cities ranged between 63% and 70%.
