AliExpress has launched a range of prefabricated holiday homes, with prices starting as low as £4,940, according to reports. These modular units, manufactured in Henan, China, are designed to last up to 40 years and come with a three-year warranty and free delivery.

The available models vary in size from 20 to 40 feet and can include features such as multiple bedrooms, kitchens, lounges, and office spaces. One advertised 'luxury' option, the Modern Modular villa, is priced at £11,064 and includes a glass sunroom, aiming for "star-hotel standards."

Despite the attractive initial pricing, experts caution that the advertised cost is only a fraction of the total expense. Sara Saadouni, a lecturer in Construction Management at Nottingham Trent University, highlighted that buyers must account for substantial additional costs. These include shipping, import duties, VAT, cranage, foundations, groundworks, service connections, and potential adaptation or remedial work.

"The headline price is only part of the story," Saadouni stated, emphasizing that the "project cost might be a different story." She also pointed out that homes must be designed for specific climate and site conditions, requiring careful consideration of insulation, ventilation, and structural robustness, especially for regions like the UK. The embodied carbon of steel-heavy structures shipped long distances is also a factor.

Rico Wojtulewicz, Head of Policy and Market Insight for the National Federation of Builders, expressed skepticism about the homes meeting regulatory standards. He noted that these properties are unlikely to be covered by housing consumer codes, may not meet building regulations, and could face difficulties obtaining planning permission. However, he suggested that in some areas, even a temporary structure could offer better value than renting.

Regulatory and Installation Challenges

Obtaining planning permission for structures intended to remain in place for extended periods is a significant consideration. According to MPH Building Systems, this process can be expensive, complicated, and time-consuming. Challenges include local zoning restrictions, potential neighbor objections, and compliance with environmental and aesthetic regulations. Detailed plans, site assessments, and adherence to local policies are crucial for a successful application, which can typically take 10-14 weeks.

Prefab homes with modern designs and customizable features

Installation also presents practicalities. The prefabricated homes cannot be placed directly on the ground and require a concrete foundation to prevent sinking. Connecting the units to essential utilities such as water, electricity, and gas typically necessitates hiring tradespeople, with costs ranging from £2,000 to £10,000.

Social media platforms have shown early adopters receiving these homes. One user documented the delivery of an AliExpress house in Birmingham, while another reported damage during transit but was pleased with the arrival of the unit.

Content creators in the US have also experimented with similar modular homes purchased from platforms like Temu. One family used a Temu house for sleepovers, while another creator joined multiple units together, though testing against strong winds resulted in the structure vibrating.

An Australian buyer shared her experience six months after receiving her prefab home, noting that while it was still standing and she was generally happy, she encountered issues with leaks, which she repaired herself. She concluded that the quality aligns with the price point and that these homes are best suited for single individuals or couples.
