AI-Powered Mogul Platform Democratizes Real Estate Investing with $250 Minimum
Fintech firm Mogul raises $15.5 million in Series A funding to scale its AI-driven platform, enabling fractional ownership of rental properties.
Fintech innovator Mogul has secured $15.5 million in Series A funding, led by Draper Associates, to further develop its artificial intelligence-powered platform that allows individuals to invest in real estate with a minimum of $250.
Mogul, founded in 2022 by former Goldman Sachs Real Estate Investment Group associates Alex Blackwood and Joey Gumataotao, aims to reduce the barriers to entry for real estate investing. The platform enables users to purchase fractional stakes in single-family residential properties, providing an experience similar to investing in stocks.
This latest funding round closed 55% above Mogul's initial $10 million target, bringing the startup's total capital raised to over $23.6 million and valuing the company at $126 million. Mogul reports being cash-flow positive and plans to use the new capital to expand its property portfolio, scale its team, and enhance its proprietary software infrastructure. The company also recently acquired the domain mogul.com for $1.3 million.
AI Integration in Underwriting
Mogul differentiates itself through its AI-native approach to institutional underwriting. While human investment committees make final acquisition decisions, artificial intelligence significantly transforms the backend processes. By integrating machine learning into data aggregation and risk assessment, Mogul claims a single analyst can now handle the workload previously requiring nine people, reducing manual labor by 89%. The time to underwrite a property has also decreased from 18 hours to two hours, automating approximately half of the core investment workflow.
This efficiency allows Mogul to analyze numerous listings in competitive markets and identify properties with strong yield potential. The platform structures each property as an individual LLC, taxed as a partnership, enabling users to receive direct distributions that are shielded by real estate depreciation, offering a different tax benefit than traditional Real Estate Investment Trusts (REITs).
Market Context and Investor Traction
Mogul's emergence occurs against a backdrop of a growing U.S. residential market, with total U.S. residential mortgage debt reaching $21.6 trillion. Despite affordability challenges and mortgage rates between 6% and 7%, national home prices have remained stable, with median prices for existing homes ranging from $393,895 to $417,500. House prices have seen substantial appreciation, increasing by approximately 8% annually since 2000, according to the Case-Shiller index.
While national home price appreciation is projected to slow to 1% to 4% annually through 2030, residential property is expected to continue appreciating. The notes highlight that institutional investors, defined as entities owning over 100 homes, actually own a relatively small percentage of the single-family rental stock nationwide. However, large corporate buyers tend to concentrate their purchasing power in specific high-demand markets, intensifying competition for individual buyers.
Mogul has facilitated over $110 million in real estate investments across more than 150 properties. The platform has attracted over 40,000 signups and reports a 70% repeat investment rate among its users, targeting a Net Internal Rate of Return (IRR) of 15% to 18%.
